<p>The short answer: &#8220;Depends&#8221;. And it depends on many things.. first, how you define &#8220;bargain&#8221;. You see, that is relative to value, and also depends on use or satisfaction. It depends on what you compare it to.</p>
<p>We can probably all agree on this: That a vacation in a resort luxury condo is probably more enjoyable than a vacation in a hotel<span id="more-175"></span> room. This is a dream of Timeshare ownership. This is particularly true for a vacation involving multiple people.. usually children, but it could be multiple people that are other adults or friends. Having space, multiple bedrooms, a kitchen all are pluses. Throw in activity programs, sometimes &#8220;bargain&#8221; or specials on area attractions, a concierge to book things for you&#8230; all become nice to have items.</p>
<p>But do you have to own to enjoy a timeshare? Definitely not, for a search of both the Internet and many larger newspapers (if you can still find one that has not ceased publication) will turn up &#8220;scads&#8221; of rentals, both from private owners and from businesses that specialize in renting time or space for owners.</p>
<p>In fact, one of the key things for you to take from this article is this: Before you ever purchase a time share, you should rent. Not just once, but several times and from different companies. You should rent your timeshare with these objectives in mind: First and obvious is to observe the quality of the company and units. Is the condo you are getting well maintained&#8230; or at least seemingly so, starting with the room and items such as &#8220;Is the carpeting clean?&#8221;; &#8220;Is the furniture comfortable and durable?&#8221;. &#8220;Are the in room amenities such as TV, DVD, etc functional and working?&#8221; Then as you move to the property: Is the pool clean and well maintained? Is there a good program suitable to my goals and family needs? How does the property outside look? Even looking up.. Does the roof appear to be in good condition?  If you are on a multi story unit, is there an elevator? If not and you have a special need.. ask about reservations and can one with a need get on a ground floor? These are some of the obvious things to see in the &#8220;real world&#8221; as compare to what the time share sales agent will show you in the model unit(s)</p>
<p>Now while renting, the second part of the reason is to have the opportunity to meet and talk with real owners. In most cases where there&#8217;s a swimming pool, this is a great place to start. But tours, &#8220;family barbques&#8221; etc are also other places where owners gather.</p>
<p>A few of the key things to ask is the ease and availability of making reservations and getting the location and time you want. More on this in a moment. You want to ask about maintenance fees. What are they? Are they consistent year to year?</p>
<p>Before going further, you need to know, and ask at the sales presentation: Doe the time share company I&#8217;m thinking of buying a unit wit (or in) actually own a or the  full resort and have control of 100% of the units, or do they only own and control a percentage of them? How many or what percent in various resorts.. particularly if you are thinking of buying with a firm that has MULTIPLE resorts. You are working on getting to know what the REAL availability is.. not what a time share sales shark will tell you.</p>
<p>At one time, you purchased a unit; had a physical ownership of a unit for a period of time at a set location. It was yours, no questions asked, for that time and location. But as the industry evolved, it moves toward a point system where you own essentially nothing other than points and a piece of paper that says you own X points and that these points can be used like money to rent or use a certain unit at a certain location at a certain time.. and that essentially the value of your point will fluctuate substantially as to what it will &#8220;buy&#8221;. The price of the unit you want, in points, is arbitrarily set, and reset, by the time share ownership depending first on location and season. That&#8217;s the &#8220;surface&#8221; reason, but underlying reasons have to do with profitability for the timeshare company. They can, will, and do, escalate the point cost of a unit on a rather regular basis without any need to consult you! In most cases, your points depreciate in value on a rather regular and not necessarily consistent basis!</p>
<p>Occupancy of a time share unit is very important to a time share company. Even if supposedly paid for by you, it&#8217;s not producing full revenue possible to the company, and let&#8217;s face it.. if you own points, you may not use them every year, instead using a &#8220;banking&#8221; privilege, so your unit is vacant. This represents a revenue opportunity to the company, and they sell that unit time to many sources. Not totally unlike airline companies over booking a seat. Or an HMO collecting every month even if you don&#8217;t use a doctor.. and then later want to make an appointment only to find that you can&#8217;t get one for two months with at least a doctor of your choice!</p>
<p>Now this article may seem to have a negative trend, and not all timeshares are operating in a ripoff mode. But many are and a ripoff is when you expect to get one thing but the availability is not there and your bargain vacation simply disappears. So you need to find the difference between what the sales agent tells you and what owner experiences are in the real sense. You are now learning how to buy a time share in the real world.</p>
<p>As you consider just that, there are a couple of other things to know: First is that if you buy a timeshare at nearly any price, you&#8217;ll find selling it to be an exceptional challenge. If you buy it new.. and we&#8217;ll cover this in a moment, you will NEVER be able to  sell your time share for anywhere near the original investment cost. In fact, if you  can sell it for half the money you invested in it, you are doing exceptionally well.</p>
<p>Is a time share a value or does it represent a bargain vacation? Again it depends on what you compare it to. If you like the idea of a condo and resort and compare it to what you may have to pay &#8220;as an outsider&#8221; in renting a near identical unit, it can be.. but you need to know your real costs and use. IF you pay $10,000 for a unit or number of points and you plan to keep, and use it for 10 years, your capital cost, not including any  interest if you purchased it on a &#8220;time pay plan&#8221; costs you $1000 a year. Then you will have maintenance fees. Let&#8217;s say these are $800 a year, so on a 10 year basis your cost is $1800 per year. You use this for 2 weeks or 14 nights. Math is simple: $128 a night. You&#8217;ve had a nice condo for less than the price of a hotel room in any resort. But you need to do your math and calculate how many years you really  can or will want to use this. We all get to some point our vacation and travel goals change. Kids grow up and don&#8217;t want to vacation with mom and dad, or they have families and no space. We all age and maybe we don&#8217;t want to travel or can&#8217;t. What happens then? To get rid of the annual maintenance fees, you must divest yourself of ownership somehow, and if you are thinking of even donating your time share to a non profit, forget it. Because of these various maintenance fees, you don&#8217;t have an asset you can donate.. you are passing on a liability. Talk to your tax person about this.</p>
<p>So to return to a principal theme of this article, &#8220;How to buy a timeshare&#8221; and to answer the question: &#8220;Timeshare: Bargain or Ripooff&#8221; you need to make comparisons. First, you DO first heavily gird yourself in sales resistance and resolve and plunge into accepting some of the offers to visit timeshare sales sites. You do this to see the ammenities of the various companies before going about and renting. But take the most massive doses of sales resistance you ever had with you. You never will ever again experience such sales pressure applied in so many ways as you do in a time share presentation. First will come the carrot.. the wonderful ammenities; the appeal to emotion, the fun. Then comes the bribe part now, coupled with the fear of loss.. It&#8217;s here today on this special and we&#8217;ll incude not only the kitchen sink, but a full blown.. well, you get the idea. Resist the first offer and it gets doubled. You resist that and decide to out process where you are scheduled to collect the gifts you were promised just for attending, but you are NOT done! You have to run a gauntlet of secondary closers or management! These people know what they are doing and know every sales trick in the book, and if you don&#8217;t take the &#8220;carrot&#8221;, they do have, and are not reluctant to use, &#8220;the big stick&#8221;. Don&#8217;t be surprised if you are essentially labled as &#8220;ignorant&#8221; if you  pass up this opportunity.</p>
<p>But IF you can resist this sales pressure, go to a few presentations by different firms. Accept their meal certificates and whatever else they are offering (know first if the incentive is given whether you purchase or not).</p>
<p>Now that you have narrowed your selection to a couple preferred companies, start looking at timeshare rentals, and do it: Rent a time share.</p>
<p>At last, you come to the main question: Do I want to OWN a time share? You have determined that if you own in a certain company, you have some benefits worth your investment. This may be control and access to a certain location at a certain time. That&#8217;s probably the main reason. You may like the (then) affiliation with an exchange company such as Interval International (This can change).</p>
<p>So if you decide to own.. it&#8217;s time to do it on the resale market for about half the price of a new from the show purchase. How to buy a timeshare on the resale market could be the topic of a whole new article as this one is approaching 2000 words.. but in summary, let me tell you that you need to know a couple basics: What kind of deed or ownership are you going to get, and is there any back liability of unpaid maintenance fees you will be responsible for?</p>
<p>In conclusion, we&#8217;d say that if you are at a point in your life you can look at ownership and use and forecast it out for 10 or so years and you really want a certainty of getting the times and locations you want, that may not be available to you as a renter, and if you  can get the unit at an acceptable price, then you may have purchased a great bargain vacation. You may not currently vacation at all, and we all read that a good vacation goes a long way toward good mental health. If you OWN your time share, you may feel you MUST vacation if for no other reason than to get a value on your investment. Go ahead, buy one. But if you only will vacation occasionally; you&#8217;d rather have the unknown risk of finding a rental when you want one vs the unknown of what maintenance fees will be; how your investment will appreciate or depreciate, then rent. You&#8217;ll never have to face the question of &#8220;How Do I Dispose of this Timeshare?&#8221;</p>

<p>Do you feel stuck in your timeshare property? Not able to use it when you want or to trade it for a different location without a hassle and costing you more money? If you purchased your time share 25 to 30 years ago you have paid $500 to $700 a year maintenance fee to vacation at that same time share, for your purchased week or weeks for all this time. If you have owned your timeshare for 25 years you have paid a maintenance fee (at a minimum of $500 to $700 per year)of$12,500-$17,500. For 30 years $15,000-$21,000. Do you really think you bought into a good deal?</p>
<p>You are probably wondering &#8220;what did you purchase?&#8221; Especially now if you are trying to sell your timeshare because you are not able to travel but are still stuck with the monthly maintenance fees. You thought with paying $15,000 to $20,000 upfront for your timeshare that you would not have to pay any thing more for your vacations for life. We felt the same way. But, that timeshare you invested in needs maintenance and upkeep over the years and all the people who bought into this have paid over and over again. On top of the maintenance fee you have the extra cost of air fare or if you can drive to your destination, you have fuel prices to include in the costs and they are a lot higher than they were years ago.</p>
<p>Times have changed. With the down economy now in 2010, that Time Share that you have been supporting for all these years, ask yourself this, is it still the 4 or 5 star resort that you bought into? Or does it look tired each year you visit? Has it not been upgraded even though everyone who purchased there so many years ago and paid their maintenance fees, what have your maintenance fees been paying for? The interior upgrades, maybe to the building itself ie: the roof, exterior painting or plumbing, electrical updates or the landscaping of the resort which also cost money. I have a friend who has a 2 week timeshare in Hawaii and has been going there for 25 years. She returned recently from her trip and said that the location has not be upgraded in years. The furniture is old, no flat screen TV, the kitchen is outdated. I asked her &#8220;What is your maintenance fee paying for?&#8221; She replied &#8220;I don&#8217;t know.&#8221;</p>
<p>Would you love to travel when you want to. No more having to reserve your timeshare a year in advance or trade your time for another location. Life is unpredictable and in a year things will change and the ability to get away for your designated week may not happen. You have paid the maintenance fee for the year but if you do not use your week you do not get a second chance at another time. You just forfeit or bank that week but you did not go on vacation even though it just cost you $500-$700 in fees.</p>
<p>That same timeshare is now being used by a new generation of Travel Club Members. They, unlike you, only pay a one time, lifetime membership fee of $3000 and no monthly fees. They have access to over 5000 resorts, discounted cruises, hotels, air fare and car rentals for the rest of their life. They can also will this membership to their children and not have to try to sell it. If you are trying to sell your timeshare, you are probably having a tough time getting rid of the albatross.</p>
<p>With a Platinum travel membership, the only upfront cost is a one time investment of $3000. You can invite your friends or family to take 3 weeks of vacation each year as a guest on your membership and you do not need to be with them. They are allowed to travel at your discounted rates, whether it be a land resort or a cruise, it does not matter. Can you do that with your timeshare? If you cannot go that year, you could give your week to your kids and just ask them to pay the maintenance fee that you incur or let them use your timeshare week, forgiving the fees so they will be able to cover the other expenses that go with the vacation, ie: air fare, gas, care rental, food, entertainment. With a travel membership your guests pay for the week at the same discounted price that you as a member of the travel club would have paid. Yes they have to get to their destination but with a 70-80% savings on the lodging, the other costs are almost covered in the saving in most cases.</p>
<p>Now you may be thinking, that sounds like a great vacation deal but I still own my timeshare. No problem, with a GRN Travel Membership you can list your timeshare week on our site to rent to the other travel club members. They can rent your location from you directly and you at least recoup some of your yearly investment. At the same time, with your club membership, you can now vacation as many times a year as you want, no limits, with over 5000 different choices to pick from. <p>Many timeshare owners are frustrated with exchanging their timeshare with RCI or Interval International. There has been a lot of speculation that if you don&#8217;t own a timeshare with one of the big companies like Disney, Hyatt, Hilton, Westin, Marriott or Diamond, that you can&#8217;t get good exchanges.</p>
<p>The theory is that RCI and II hold out<span id="more-173"></span> the best timeshare exchange inventory to give to the owners in these high end properties. Also, if the owners in the high end properties don&#8217;t use or exchange their weeks, they rent them out &#8211; so nothing good ever gets to the rest of us.</p>
<p>Interval International seems to get the worst press regarding this, so I looked at my last 10 timeshare exchanges with them to get a better perspective.</p>
<p>The fixed week I exchange in II is a 2 bedroom on Hilton Head Island, SC at the Swallowtail at Sea Pines Resort. Hilton Head has good exchange power but the Red week I own in October is one of the weakest exchanging Red weeks. The resort is 30 years old and although it has been updated and is in good condition, it no longer has the 5 Star rating it once had.</p>
<p>It was built, like many of the older timeshare resorts, more like a full ownership condominium project than a &#8220;resort&#8221;. It has a swimming pool, tennis court and a few bar-b-ques but that&#8217;s it. It certainly doesn&#8217;t compare to the newer resorts like Disney&#8217;s Hilton Head Island Resort or Marriott&#8217;s Grand Ocean Resort, but it is a very pleasant place to stay.</p>
<p>Today, Interval International has 3 ratings for the resorts affiliated with them. They are Premier, Select and all the rest. My resort fall into the &#8220;all the rest&#8221; category. Based on all the criteria of my timeshare, you wouldn&#8217;t think I&#8217;d be able to get good timeshare exchanges. Especially if you believed that only owners of high end properties do.</p>
<p>Here&#8217;s a list of my last 10 II timeshare exchanges:</p>
<p>Capistrano Surfside Inn, San Juan Capistrano, CA, Labor Day Week, 1 Bedroom unit</p>
<p>Westin Kaanapali Beach, Maui, HI, Week 50, Studio unit</p>
<p>Hanalei Bay Resort, Princeville, HI Week 7, 1 Bedroom AND Sands of Kahana, Maui HI, Week 8, 2 Bedroom unit</p>
<p>Marriott&#8217;s Ocean Point, Singer Island, FL Week 18, 2 Bedroom unit</p>
<p>Grand Timber Lodge, Breckenridge, CO, Week 37, 3 Bedroom unit</p>
<p>Westin Kierland Villas, Scottsdale, AZ, Week 18 1 Bedroom unit</p>
<p>Marriott&#8217;s Newport Coast, Newport Beach, CA, Week 19 2 Bedroom unit</p>
<p>Marriott&#8217;s Summit Watch, Park City, UT Wk 23 2 Bedroom unit</p>
<p>Marriott&#8217;s Cypress Harbor, Orlando, FL, Week 23 2 Bedroom unit</p>
<p>So part of the theory at least &#8211; that you can&#8217;t exchange into the high end resorts unless you own one &#8211; is proved false in my case. All of the resorts listed are ranked by Interval International as Premier Resorts, the highest rank they give, while my resort is ranked the lowest.</p>
<p>The other part of the speculation about exchanging into high end resorts, that all of the Prime weeks are used, rented out or given to other high end timeshare owners for exchange, can&#8217;t be so easily determined by my exchanges. That&#8217;s because other than 2 back to back, prime winter weeks in Hawaii (the very definition of a difficult exchange), the rest of my timeshare exchanges were in the off peak times. This was, however, by design on my part and not just taking anything that became available. I generally avoid traveling during peak season.</p>
<p>Many timeshare owners don&#8217;t realize that success in exchanging a timeshare is determined by actions they have power over as well as the built in exchange power of where and when they own. 2 people owning the exact same thing in the same resort can experience completely different results when exchanging in either RCI or Interval International.</p>

<p>If you&#8217;ve been down to Disney World in Florida, you have no doubt seen the signs throughout the parks and resorts, asking you if you&#8217;ve heard Disney&#8217;s best kept secret. Well, it isn&#8217;t much of a secret really. That is the come-on for the Disney Vacation Club, which is Disney&#8217;s timeshare brand. It sounds intriguing, but you might be<span id="more-172"></span> a little leery of attending a timeshare presentation at the Disney resorts if you have ever experienced them elsewhere.</p>
<p>Well, let me assure you, you can relax. Even when it comes to selling timeshares, there is a bit of a Disney difference in how things are done. So if you would like to see what some of the Disney Vacation Club resorts look like, go ahead and sign up for the tour.</p>
<p>What you can expect on a Disney Vacation Club Tour?</p>
<p>The first thing that&#8217;s different about the Disney timeshare presentation is that there is little in the way of enticement. They don&#8217;t feel the need to get visitors into the tour by offering them cash or free gifts. The most you can expect is a fastpass card that can be used immediately. This allows you to jump the lines on some of the most popular attractions at the parks, so it&#8217;s quite useful if you want to head over to Everest or Soarin&#8217; after you finish your tour.</p>
<p>The second big difference is that the Disney presentation isn&#8217;t very time consuming. Most timeshare presentations anywhere else will often run 1 1/2 to three hours, depending on the sales representative. But with DVC, you can set your own pace. If you want to take a lot of time and have lots of questions, that&#8217;s fine. If you just want a quick look at what the resort rooms look like, that&#8217;s fine too.</p>
<p>In fact, if that is all you need to do, you can run over to the Saratoga Springs resort just about any time you like and do a walk-through of their model rooms there. A DVC representative will walk through the models with you, but they won&#8217;t ask you to sit down and talk about buying at all. So that&#8217;s a nice low key way to take a look at what they have to offer without taking up too much of your vacation time.</p>
<p>Once you do make an appointment to go to the Disney Vacation Club timeshare presentation, DVC will schedule a driver to pick you up at your resort. So the best time to book a tour, in my opinion, is in the morning. That way you can have the driver pick you up, do the tour, and then have the DVC driver drop you off at whichever theme park you want to visit and the rest of the day is your own.</p>

<p>Our timeshare sales rep led us into a large reunion area where 40 small tables and chairs were given. A very measly &#8220;breakfast rock&#8221; was set up along the bank &#8212; it was the typical continental breakfast fare, and not very appetizing. </p>

er receipt-chatting about his family, and accidentally spilling his auburn on my Mom, he began chatting in common about how useful vacations are and the merit of reduction money on them. All of this we knew, but hey, anything. After about an hour of this, he gave us a tour of the two- and three-bedarea condos at the Silver Lake Resort. </p>
<p>They looked sanction &#8212; nothing to balance to the Disney Vacation Club resorts, but still sanction. Then it was time for the hard retail. He got out his calculator and told my Mom what her monthly payments would be when she bought the timeshare. </p>
<p>My mother very civilly asked questions and spoken frank advantage, but very tightly said she could not make a firmness immediately. He pressed more, and more, and more. When my mother didn&#8217;t move, he got frustrated (he actually put his advance in his hands and drag a mammoth sigh!). </p>

<p>We tired another $25 to get to Epcot. </p>
<p>The good newscast? We did get the two one-day square tickets after the presentation. Well, they were actually receipts, but we had no challenge exchanging them for actual tickets at Guest Relations at the squares. </p>
<p>All in all, the experience expense us $346 when you add in the transportation expenses.
